When you think of a real estate development, you might immediately think of uninspired cookie houses arranged around a cul-de-sac. But Ascaya, a new luxury development outside of Las Vegas, is breaking the mold by recruiting some of the world’s top architectural firms to design and build inspiring homes that set the tone for the community. The developers commissioned six offices, including Richard Meier & Partners Architects, Marmol Radziner, Lake | Flato Architects, SB Architects, Swaback Partners and Hoogland Architecture. “We decided to hire multiple architects to demonstrate the unique style each company brings to the community,” said Darin Marques, sales director at Ascaya and vice president of operations at Shapiro & Sher Group / Berkshire Hathaway HomeServices.
Each company was given the same design criteria that are required for each house under development. “In addition, the apartments had to fit on the pre-selected plots,” says Marques. “Some were quite challenging and unique, but all allowed flexibility and creativity in the designs. They also had to fit into a budget that corresponds to the local market. “

The companies give the job their own personal touch, react to their individual sites and incorporate some of their design signatures. “Our design was influenced by the desert environment,” says Ron Radziner, Design Principal at Marmol Radziner. “We have chosen warm and rustic material and color palettes that connect the home with the country. The materials chosen for the house – bronze anodized aluminum panels, vertically grained Western Red Cedar and local natural stone – wrap inside out. ”SB Architects envisioned a house that would allow future owners to welcome guests and still have their own sanctuary to have. “The design is heavily influenced by ideas of arrival, awe and personal retreat,” says Matt Page, Associate Principal at SB Architects. “We focused on creating zones in the house that fully support the concepts of entertainment, family reunions, and personal retreat.”

While not all houses in the community are built by the firms, they will reflect the same style to create an architecturally unique yet cohesive neighborhood. “All houses in Ascaya will follow the Desert Contemporary style,” says Marques. “Ascaya has a very strict architectural process, and every house goes through an architectural review process before it is approved and built.” So far, houses have been completed by SB Architects and Marmol Radziner, and more are currently under construction. Every house of inspiration is up for grabs, and the house by SB Architects is already on the market for $ 7.95 million.
